Based in the Twin Cities, RJM Construction has more than 150 staff members and an annual construction volume of $256 million. We specialize in community, healthcare, corporate, and multifamily projects, serving clients throughout Minnesota and neighboring states. Our expertise includes general contracting, construction management, design-build, and preconstruction services.

Summary: In this role you will will be responsible to seek and aquire work aligned with company capabilities. You will provide leadership, direction, and management to the respective market sector. This role is ultimately responsible to establish profitable projects and maintain a high level of client satisfaction.

General Responsibilities

  • Develop and actively manage client and architect relationships. Communicate, monitor, and increase the extent to which the company sells the full RJM value.
  • Strengthen networks with a goal of business expansion by representing RJM with Owners, Architects, and Consultants.
  • Participates in the development and implementation of internal processes to achieve established performance goals.
  • Leads overall strategy and team development while working closely with the marketing team in response to client requests for proposals and project interviews. Develops overall win strategy, proposal deliverables, and presentations.
  • Establish annual performance goals in collaboration with Senior Vice President and Business Development and Marketing. Execute business plan outlining the required annual revenue and sales goals while working collaboratively with focused business development strategies.
  • Actively lead the preconstruction process . Primary duties included leading the entire team (client, architect, RJM) through preconstruction.
    • Provide collaborative leadership to ensure the timely completion of buyout, ensuring profitability and quality subcontractor selection.
    • Actively lead the preconstruction process, developing into a fully planned and feasible project. Provide schedule development, work sequencing and constructability throughout the design process, developing appropriate value engineering strategies and presenting viable solutions to meet client goals.
  • Provide full client management throughout the duration of project and remain ultimately responsible for client satisfaction and retention.
  • Attend strategic industry functions to further RJMs visibility and reputation in the marketplace.
  • Establish mutually agreeable, profitable deal structures, minimizing RJMs financial exposure. Draft RJM Owner Contracts, in tandem with VP Risk Management. Ensure correct estimate values and maximization of margin. Helps lead the development and implementation strategies that maximize opportunities for RJM labor reimbursement.
  • Market Sector Leaders goal is to be job cost reimbursable for a minimum of 50% of their time.
  • Manage the subcontractor bidding process including the creation of accurate front-end documents, writing comprehensive work scopes, and bid leveling.

Qualifications

Education:

  • Bachelors degree in Construction Management, Business, Sales or related field preferred. Proven experience may be substituted for degree.

Work Experience

  • 10-15 years general contractor project management and/or extensive preconstruction background with proven experience in completing subcontractor and vendor buyout.
  • Strong track record of delivering complex projects in the corporate market including both new construction and renovation that aligns with RJMs diverse work experience (auto, banking, office, manufacturing, life sciences, retail, grocery, etc)
  • Experience in sales management and/or business development and client relationship management.
  • Exposure to the Minneapolis/St. Paul and surrounding Architectural, Engineering and Construction (AEC) and/or commercial real estate industry required.
  • Documented experience managing project teams through preconstruction.

Technical Competencies

  • MS Office, Word, Excel, Outlook, and PowerPoint
  • Conceptual estimating experience
  • Cosential software knowledge preferred
